Vacation rental listing strategy for condo owners in the Riviera Maya

Riviera Maya · Listing Strategy

Before

Beautiful 2BR Apartment in Playa del Carmen

After

Two blocks from Quinta Avenida, with the rooftop pool your guests will actually post about

Most vacation rental listings were written by the realtor who sold the unit. They describe the property. They don't sell the stay.

I rewrite them — in English, from here in the Riviera Maya — so your condo books more nights without dropping your nightly rate.

If your listing isn't converting, it's usually one of these

Written for buyers, not guests

The description sells square meters and finishes. Guests book a neighbourhood, a walk to the beach, and a reason to choose you over the eleven identical condos in the same building.

Photos in the wrong order

The first three photos decide whether anyone reads the rest. Most listings open with an empty living room instead of the thing people came for.

A nightly rate set by guesswork

Priced off what the neighbour charges, without checking what the neighbour's occupancy actually looks like.

Written in translated Spanish

Your guests are reading in English. Grammatically correct isn't the same as natural, and the gap is doing quiet damage to your bookings.

The service

Listing Reset

One property. Seven days. Everything your listing needs, rewritten and handed back ready to paste in.

  • A new listing title, built around what actually makes your property worth choosing
  • The full description, rewritten in native English
  • Your photos re-sequenced, with a note on which three should lead
  • A pricing comparison against 10 similar properties in your area
  • Guest message templates: booking confirmation, check-in, check-out, review request
  • Five specific improvements, ranked by what they'd cost you

Who's doing the work

I'm Rafael Lazo. I've worked as a copywriter and brand strategist since 2021, and I live in the Riviera Maya — the same market your property is in.

That matters more than it sounds. I know which streets guests want to be near, which buildings have the pool that photographs well, and which months your competitors quietly drop their rates. I write in English, so nothing reaches your guests as a translation.

I work with individual owners, not property management companies. Usually people who bought a condo as an investment, live somewhere else, and don't have the time or the Spanish to keep on top of it.
